Arte Galeriimaja officially opened its doors this week. This is a new 82-apartment building in the immediate vicinity of Telliskivi Creative City. The building stands on commercial land and consists of one- and two-room quest apartments. In other words, it is an investor-oriented product and the first one of its kind in the area.
Arte Galeriimaja turned out to be a very successful project - all the apartments found their owners before the building was completed. Marko Bäärs, member of the board of Perton Ehitus said that he was very pleased with the result: “This was the first full-scale investor-oriented project for Perton Ehitus. Consequently, the interests of the investor as well as the final consumer were considered throughout the whole planning process. In the recent years, we have mainly been focusing on developing residential real estate for families. Arte Galeriimaja was a challenging project for us - that is why we included a wide range of experts in the process - from room design to ease of use and customer service. Today it can be said that the risk paid off - it is one of the fastest selling projects in the 13-year history of our company ”.
One-room apartments in Arte Galeriimaja are approx 24 m2 and two-room apartments approx 41 m2. The last apartments were sold for an average of 2,800 € / m2. Looking back at the sales process, we can say that the real estate market in Kalamaja is in a moderately good shape and the market demand and supply are balanced. “High quality and well thought through products will always find a buyer. I definitely believe that the investors who have bought apartments from us have made a good deal and the investment is in line with their expectation of yield, ” says Marko Bäärs.
The apartments were designed so that every bit of the internal space can be used. In addition to that, the buyers were offered an option to buy the apartmens with built in kitchen furniture and wardrobe solution, which turned out to be very popular choice. Another thing that makes this project special is that the building’s management company offers full service in terms of cleaning, laundry and maintenance/repair services.
